February 3, 2015Does Your Home Listing Ad Say What You Mean?
Your home listing may have amazing curb appeal, but it you are telling the story wrong, you may not grab the buyers attention.
Here are some suggestions to create a more flashy home listing description:
1. Set a scene. Ask yourself, why would you want to buy this property? What do your photos not say?
2. Get more descriptive. Instead of saying “backyard”, say something to the effect of “backyard oasis”.
3. Complement the photos with your text. If you are writing about a bright room, make sure your photos are bright.
4. Don’t offend or exclude. Describe the features of the property. However, you are urged from making points that could be offensive to the neighborhood.
5. Write for SEO. Keywords, keywords, etc. Using the correct keywords will help your SEO rankings. It is also best to get the best part of the description in your first few sentences.
6. Watch grammar and spelling. 43% of 1,200 people surveyed state that they are less likely to look at listing with grammatical errors.
7. Highlight features; don’t just list them. If your listing has specific countertops, fireplace, or wainscoting, let your buyers know.
8. Accentuate the positive, but don’t overdo it. Too much puff and a buyer may move on to the next listing.
