It Was An Inside Job.
April 20, 2011Sun Valley Real Estate Listings on the MLS
May 4, 2011250 Cranbrook in Hailey. Located in Hailey’s most popular neighborhood, Northridge.
I like everything about this deal and here’s why. The property hit the market on February 25th, 2011 at $585,000. My clients had been seriously following the Hailey market for a long time for just the right property. Nothing had quite fit the bill. We dismissed this Cranbrook property because it was overpriced at $585,000. So, we didn’t even look at it.
A few days later I was meeting them in front of a house in Deerfield. Sitting in my car checking the “hot sheets” on my i phone, I noticed Cranbrook had been reduced to $499,000. Down from $585,000, which was a huge drop for just a few days after it was listed.
Needless to say, we flew over there to check it out. And it turned out to be a great property match. So we made an offer that same day and struck a deal!
I would have to say that this house is one of the nicest in Northridge. It is very well built and feels super solid under foot. High end finishes, custom wood doors and a dramatic winding staircase in the entry way.
The kitchen is very nice with hardwood floors, granite tiles and an enormous island which makes for a great gathering spot in the center of the house. Plus, it has radiant heat throughout which is not normally found in homes in this price point.
On one side of the kitchen is a sunny and more of a formal living room and on the other side is a more casual family room space with a large stone fireplace. Outside is an awesome and very large covered patio and backyard for summer time relaxing and checking out the view of Carbonate and Della Mountains.
It’s larger than most Northridge homes, too. It’s situated on a 14,810 square foot lot which is larger than most. Interior square footage is 3,271 and it has 3 bedrooms and 2.5 baths plus a nice den space downstairs. All the bedrooms and bathrooms are very spacious with roomy bathrooms and great closet space. All in all, a great home.
My clients, Don and Lisa are the other best part of this deal. Don is a semi retired real estate broker from Salt Lake City and his wife Lisa plays bass in the Salt Lake Symphony. Very cool people. They have been coming to Sun Valley since the 70’s. We first started talking about real estate in November of 2009 because they wanted to have a vacation home and ultimately a nice retirement home here in Hailey.
So every time they came to town to ski or fly fish we would look at a few properties. Needless to say, the knew the market very well so when the right property came around they were ready to jump.
Don and Lisa love mountain biking, fly fishing and are superb wine aficionados, less the snob factor. Plus, Don is a great painter and has done some great scenic works of the local Sun Valley area. To celebrate the closing of the deal Don and I went up to Stanley and caught a few really nice steelhead in the Salmon River. In a nut shell, great new friends and great new additions to Hailey and the Wood River Valley. Welcome!
